Sunset Pavilion – A Lakeside Renovation – WLCA Silver Award of Excellence

This lakeside renovation began with an existing homeowner who wanted to transform a constrained and aging property into a functional, beautiful, and regulation-compliant outdoor environment. The client’s criteria included: expanded parking, significantly improved entertaining space, enhanced flow and lake access, integration of natural stone walls, and a design that blends contemporary style with the native surroundings. Along with full compliance with Village of Elkhart Lake impermeable-surface ordinances. A project budget of $250,000 guided material choices and phasing while prioritizing long-term durability and functionality.

Before Construction

Before construction, the client’s property was plagued by failing retaining walls, steep and eroding slopes, disjointed circulation, and overgrown vegetation. Limited parking forced the homeowners to set up tables and chairs directly on the driveway. Access around the home was awkward. The space beneath the deck was dark and unusable. Site conditions were further complicated by tight working quarters, a single access point, and winter installation requirements. The ordinance-driven need to control runoff and reduce impermeable surfaces led to the specification of permeable paving and a custom dry-stream overflow system to manage water discharged from those surfaces.

The Design Approach

The design approach focused on maximizing usable space. As well as creating a cohesive layout that unified parking, entertaining, and movement around the property. Materials were selected for both continuity and character: granite boulder walls to match existing features, outcropping stone already present on site, and Treo Smooth permeable pavers in Sierra with Eco-Priora borders in River for permeable, ordinance-compliant hardscapes. These materials improved structural longevity, allowed infiltration, and complemented the home’s contemporary-meets-natural aesthetic. Plantings blended native species with manicured structural elements like boxwood, while seasonal annuals in irrigated pots brought vibrant contrast.

Construction Sequencing

Construction required careful sequencing between hardscape, planting, electricians, and plumbers. Craftsmanship was especially important in matching existing boulder walls. Grit to manage challenging winter conditions. Technical expertise was utilized to integrate a Luxor lighting system to ensure safe, illuminated travel to the lake. This is an important consideration due to a public walkway crossing the property.

The Finished Environment

The finished environment is inviting, functional, and ever-changing. While providing the expanded parking, improved flow, and generous entertaining space, the homeowners envisioned. The formerly unused area beneath the deck is now a sheltered grotto-style gathering space, and enhanced access routes unify the home with the lakeshore. The project was completed by the client’s July 4 deadline, and their response to the transformation was enthusiastic and appreciative. In March of 2026, Landmark Landscapes was awarded a Silver Award of Excellence by the Wisconsin Landscape Contractors Association (WLCA).
